Before submitting a workorder, please follow the appropriate troubleshooting options.
Water Leak/Running
1. Have you turned off the supply valve?
2. Frozen pipes - Is your heat on and able to reach the frozen pipes?
a. Keep the cabinet door open and if available run a space heater in the area.
Toilets
1. Have you tried Liquid Plumber or used a plunger?
2. Was something flushed down the toilet that doesn't belong there? (toys, wet wipes, feminine products).
3. Water is running constantly or often when not in use.
a. is the toilet flap sealing correctly?
b. is the chain caught on something?
1. Check the breaker.
2. Check GFCI outlets in all locations.
3. Do you have a lot of space heaters or small appliances on in the same area? The breaker could be overloaded.
1. Change the battery in the thermostat.
2. Change the filter.
3. Check the breaker.
4. Try resetting the furnace (some furnaces have a reset switch or button).
5. Is it blowing any air at all?
6. Is the pilot on and lit?
a. If the furnace is gas, try lighting the pilot manually.
7. Electric Baseboard
a. Is any heat coming out at all or just low heat? Check the knob.
Please verify the breaker is on.
Refrigerators/Freezer
1. Check the temperature setting
2. Is the gasket (seal) loose?
3. Is around and under the Refrigerator clean and free of dirt/dust and clutter? Inhibited air flow will prevent the appliance from cooling correctly.
4. Is there ice build up? Try defrosting the freezer.
5. Is the freezer working properly? If the freezer is working properly the problem is likely an airflow obstruction.
Ovens/Stovetop
1. Are the burners clean?
2. Does it have electric? It could be a bad outlet.
3. If the oven doesn't work, please indicate which brand of appliance and if the appliance is gas or electric when submitting a workorder.
All tenants are responsible for the following basic matienance:
1. Change the batteries in the smoke detectors and carbon monoxide detectors.
2. Replace lightbulbs
3. Change the furnace filter every 3-6 months (where applicable)
4. Common sense pest prevention

In the event of an emergency during office hours please call 304-624-3775.
If there is an after hours emergency call or text 304-205-0955 and leave a detailed message of the problem with your name, rental address and best contact. Incomplete information left in emergency situations will not be responded to.
Once a workorder has been submitted, please allow time for the workorder to be reviewed and submitted to our vendors. The vendor will contact you directly to schedule the repair.
